What to Know Before Buying a Home Online

Buying a home sight unseen can be a scary premise, but sometimes it’s necessary — and you may have given it more thought in recent months.

Fortunately, technology has stepped in to make the process a little less risky. Virtual tours, 3D walk-throughs and video chat apps provide ways to view a home in a lifelike fashion without ever setting foot on the property.

So whether you’re buying sight unseen due to distance or health concerns, you’re covered. Just make sure you take these precautions before signing a contract:

  • Be specific about your wants and needs. There’s no room for error here. When we discuss what you’re looking for, be as detailed and thorough as possible. We don’t want to waste time on properties that just don’t fit the bill.
  • Measure furniture to compare to room sizing. If you’re going to be bringing existing furniture and decor into the home, know what measurements and dimensions you’re working with. This can help us evaluate spaces more efficiently.
  • Include contingencies in your offer. Since you can’t see the property in person before you buy, these are more important than ever. We can include inspection, title and appraisal contingencies, as well as any others that may be applicable.
  • Bring in reinforcements. If you’re moving across the country (or globe) and have friends or family nearby, ask them to look at the property and surrounding neighborhood on your behalf.
  • Get the full array of inspections. A home inspection is typical, but you should also get a pest inspection, a roof inspection and any others relevant to the property. Have a detailed discussion with each inspector to go over what they found.
